A landscape grid with twelve months across the top and a total column at the end. The rent block has three rows: rent due, rent received and arrears carried forward, so a short payment is visible as a gap between the first two rather than quietly absorbed. The costs block runs to thirteen rows - mortgage or loan payment, insurance, letting or management fee, repairs and maintenance, service charge or ground rent, utilities, local property tax, cleaning and garden, safety checks and certificates, advertising and tenant find, other, a blank row and the total.
Repairs have a row of their own rather than being mixed in with general maintenance, which is the split landlords are usually asked about and the one that is hardest to reconstruct a year later. The last block holds the net for the month - received less costs - and the running total for the year, which is the line that tells you whether the property pays for itself.
The header has fields for the property address, a property reference, the year and a sheet number, so a folder of sheets, one per property, adds up to the whole portfolio without anything being mixed together. Nothing is printed about any country's tax treatment, and no currency symbol appears. Every cell is a form field, so a landlord can keep the year on a laptop or print it and write in pen. US Letter or A4.
